15 - Was passiert mit deiner Wohnung, wenn dein Leben plötzlich woanders stattfindet? mit Andreas Delis
Show notes

00:00:04: It couldn't help but wonder, if taxes are truly unavoidable why do they always feel like a bad date we never agreed to?
00:00:13: Welcome to Tax and the City.
00:00:15: I'm Julia Tadje from Taxum your personal tax boutique in Zurich.
00:00:20: Here we talk taxes simply and honestly Sometimes just you & me.
00:00:25: sometimes with guests Always rooted in real life And Just Like That something mandatory becomes A little more delightful.
00:00:39: I can't help but wonder why we are incredibly brave when leaving, and suddenly become very quiet while leaving our apartment.
00:00:48: New job abroad?
00:00:48: Of course!
00:00:49: Three countries in four months... Why not
00:00:53: actually?!
00:00:54: But then comes this one question – what do i really do with my apartment?
00:00:58: Submissive, short-summit, let it stand empty, announce ... And very briefly, but not important.
00:01:05: What does it actually mean?
00:01:08: Welcome to Tax in the City!
00:01:09: I am Julia from Taxum Personal Tax Boutique in Zurich and today we are talking about a topic that officially sounds like an immobilia but feels like life planning in truth.
00:01:21: Settlement is rarely just a matter of living.
00:01:23: It's almost always a mix between organization, feeling of belly and some taxable truths which you know better.
00:01:30: before continuing your key.
00:01:32: My guest today is Andreas Delis, founder of Smart Depart.
00:01:37: And yes sometimes you just know that if one person is independent from each other within a week or say here two should definitely meet you then I'm sure they will meet and we also got to know each other the same way.
00:01:48: Andrea it's so nice being there for you.
00:01:50: You're welcome in Texas City!
00:01:52: It's
00:01:52: nice to be here, Julia.
00:01:54: I'm happy about that!
00:01:54: Very
00:01:55: much so.
00:01:56: Andreas, tell me... Smart Depart means a company?
00:01:59: What is it like and how did you come up with this idea?
00:02:03: And now let us talk about the topic of being gone when my
00:02:06: apartment stays.
00:02:07: That's exactly right.
00:02:08: So maybe very briefly on my background because basically everything else was done differently than what Smart Departs offers today.
00:02:17: As an engineer in training, also as an engineer, I worked in strategy management And the last ten, eleven years then big corporate.
00:02:25: So why does someone do something
00:02:28: like that?
00:02:29: Really
00:02:30: nothing to do with it!
00:02:31: Now on the one hand I wanted my own thing and of course the question was what.
00:02:35: we have a holiday apartment for about five years.
00:02:38: We rent them ourselves and here longer I noticed more.
00:02:41: that makes me incredibly much fun the rent of your own four walls and that's what it is anyway for you to let work.
00:02:52: Now I have heard stories with people again and again about renting their own living room, those are people who rent them longer-term.
00:02:59: For example this person who rents and does not rent and then the apartment will be cleaned out by foreign guests.
00:03:07: Then there are the people who
00:03:10: simply
00:03:10: don't want to miss it, because they think about what the hygiene is.
00:03:18: So letting someone else sleep in their own bed... Is that
00:03:21: actually an idea you have to overcome first?
00:03:25: Yes!
00:03:26: It's not everyone's thing at all and then of course a lot of small administrative topics come along with them.
00:03:33: And finally I said for me this topic has many very simple solutions But they are not tangible, especially if you hang yourself somewhere on the Segel ship in the south.
00:03:46: And that's why I founded Smart Depart so someone can take care of it when my clients really focus on their adventure.
00:03:55: So your customers are people
00:03:57: who go to Segling for a year and have to go abroad for a job project which always has its own apartment for several months or years?
00:04:10: that you can't use or want, but they also don't want to be allowed.
00:04:13: Exactly!
00:04:13: That's the case with women.
00:04:14: It could be
00:04:15: a maid house and it could even be an apartment.
00:04:18: And now there is a great apartment in Zürich right on site because normally people do not want to give it away.
00:04:28: So one wants them to keep it.
00:04:29: so when you move back again... Yes?
00:04:33: ...and then you have the choice between empty spaces which will cost much money Or do you miss it?
00:04:46: It may cost a lot of nerves.
00:04:49: In times when you are new and live abroad, like in the NBA or SEGAL TURN or something else... ...you're just thinking about other things
00:04:57: and then take care of your own
00:05:00: four walls to avoid
00:05:03: missing some topics on the table.
00:05:06: And yes!
00:05:06: You really
00:05:08: have something different going forward.
00:05:10: Exactly How many months do people rent their apartment?
00:05:12: In the market, you can see everything.
00:05:13: From about two weeks.
00:05:14: The whole thing is worth it in question.
00:05:16: I would say that from three months one sees more and more.
00:05:21: And from there my opinion is also worth it
00:05:26: because then you
00:05:27: have to personalize your apartment at a certain degree.
00:05:30: I'd
00:05:31: call this For example, although
00:05:33: I've already seen that.
00:05:37: Very unwelcome!
00:05:38: But my goal
00:05:41: is to have the guests who then check in a little bit of hotel feeling.
00:05:46: Of course it's an apartment that is furnished where personal taste has played its role but you shouldn't feel like Okay.
00:06:00: What are the biggest mistakes
00:06:03: that people make when they give up a apartment for some time?
00:06:11: I think it's... And there, myself, fell a bit down on my own.
00:06:16: It is not so easy to find in perfect poverty.
00:06:21: The market is much smaller than what the market leads into Unmobiliated apartments.
00:06:28: Then all the details come in.
00:06:29: A thirteenth apartment is not exactly a thirth of an apartment.
00:06:32: when it's occupied and demolished, there are times where timing doesn't matter anymore.
00:06:36: Yes.
00:06:37: Personally more taste.
00:06:38: And for example, on the third floor you can always be a children's room, or even a office or therapy center... ...and that has to fit here.
00:06:45: That means finding the perfect meter isn't easy at all!
00:06:50: For
00:06:50: precisely this apartment?
00:06:52: Exactly these two.
00:06:53: That's
00:06:54: relatively tricky.
00:06:56: I can make a huge advantage of the fact that you can adapt to your setup.
00:07:01: For example, in the therapy room we also have a guest room or children's room where we generate a much larger access market
00:07:11: with it.
00:07:12: You've got furniture?
00:07:14: or SmartDepart has furniture.
00:07:16: I don't take it, that's your point!
00:07:17: SmartDEPART has furniture where you can adjust certain things in the apartment and make
00:07:26: it suitable for those
00:07:27: who rent
00:07:27: it.
00:07:27: And this helped a lot last week to get to an end.
00:07:31: That is also something
00:07:33: which distinguishes you from Airbnb because Airbnb is what it is?
00:07:41: Absolutely.
00:07:42: Plus, you look at the people who put in something more precisely and an Airbnb is actually a portal that's completely incognito up to this point where we then basically exist but only exist when they see what it really is.
00:07:58: Yes
00:07:59: And do you
00:08:01: look into your eyes?
00:08:02: I also look into my eyes on the payslips and work contracts and credit rating etc.
00:08:11: the one who can be sure that he pays for his apartment, you and someone else.
00:08:18: I think it's a concern to me.
00:08:20: I'm sitting somewhere in the South Sea and my subordinate doesn't
00:08:26: pay the rent.
00:08:27: We look closely at this.
00:08:27: That's
00:08:28: great!
00:08:28: The other
00:08:28: thing people also appreciate is that everything is relatively elaborate.
00:08:36: Maybe everyone who has already moved around knows that the first eighty percent can be planned perfectly.
00:08:41: It looks good and then suddenly the last twenty percent come out, maybe you are with one foot in the air half way through it all and you don't get everything baked any more!
00:08:51: And now we have to imagine this is not just a move where at the same time you must prepare your new life abroad ...and then there comes also the emotional aspect of having no one else pull into their own four walls.
00:09:06: And exactly these last twenty percent that are still right to manage, if you're half gone or in an extreme case already gone.
00:09:15: That's tricky!
00:09:18: And then
00:09:18: it comes into play?
00:09:19: It doesn't
00:09:19: come directly from the game.
00:09:20: The man for the last twenty per cent is a topic of return.
00:09:26: From your point of view do we have to think about this at the beginning too ?
00:09:31: Or does that make things
00:09:34: easier?
00:09:35: I hope it's the easier part.
00:09:36: Smarty Part is very young and we haven't had a backer yet, but now at the end of this month... I would say that it's easy because the contracts are done, you have everything that has to do with the rent.
00:09:55: The big question is of course what if a damage happens in the meantime.
00:10:02: On one hand, we look very strictly at that.
00:10:08: the individual,
00:10:09: i.e.,
00:10:09: the meter, the sub-meter are well secured and on the other hand there's a cautions account.
00:10:14: but naturally when something is damaged which does not go over the insurance then it becomes always difficult.
00:10:22: From my own experience with your own holiday apartment I have to say that the relationship between this Your name is generated.
00:10:29: And what you have seen in damage, that a small part of your body is straightened out into a piece of furniture or a scratch
00:10:38: report... With a broken coffee cup?
00:10:40: Yes!
00:10:41: So at about fifty meetings we really didn't experience any serious injuries.
00:10:47: and last but not least something I also feel in my own days was life.
00:10:51: It could've happened to me as well if it had happened somewhere else.
00:10:56: Absolutely.
00:10:56: And you turn the apartment into your original.
00:11:00: The children's room is there again?
00:11:01: Yes, and
00:11:02: they can just go back in.
00:11:03: Exactly!
00:11:03: And on the other hand it feels
00:11:04: like when one goes back inside...
00:11:06: ...you don't have to think about who was inside what happened here but you come back into your own four walls.
00:11:13: Okay sounds good.
00:11:15: I would
00:11:16: like to talk a little bit more about that.
00:11:21: Of course he flies money between the one who rents and the one that rents.
00:11:29: And in itself, rentals are taxable income.
00:11:33: if it is a rent and depending on how high the contract is, it may be tax irrelevant when it's your own apartment.
00:11:41: It's taxing already complicated all total power and I just want to briefly.
00:11:51: someone with this idea plays once through.
00:11:57: It's definitely possible to do that, but you just have to think about it.
00:12:04: and
00:12:05: you
00:12:10: are living your real life or in the history of it.
00:12:14: Have you experienced such a story?
00:12:21: Look, where do I have to say that something like this happens more often than one thinks... ...or is there really a story which will never be forgotten?
00:12:37: Yes!
00:12:37: As far
00:12:38: as I can remember from my height, then a story that I did not experience myself but also from time to time had an apartment that luckily was not managed by me a friend of mine who moved away and didn't rent the apartment initially.
00:12:58: At first, it was broken in when she was empty at that time which is absolutely not worth wishing for!
00:13:05: And then he decided to rent her out.
00:13:08: That went on remote.
00:13:10: Not exactly like Bill did but he found one meter.
00:13:15: He was in Switzerland for vacation and wanted to go jogging... And then the meter broke down on the ski material of my colleague.
00:13:25: That wasn't there, it was somewhere... Oh nice!
00:13:27: So he thought
00:13:28: about that in the basement
00:13:30: as well?
00:13:30: There are even skis included.
00:13:31: Exactly and this
00:13:31: is also one point where we really
00:13:35: look at things which shouldn't be used either.
00:13:41: I also have my own camp, where the Mahagonikomode of Urgrossmutter can be built.
00:13:51: This is a story that has been called away from me for some time now and there's no such thing as it exists.
00:13:57: And when I just cleaned up an apartment in front of us... ...there was a three-bedroom family with a small child.
00:14:08: In the foreground you had to make sure and take the two cyclists with you to your camp.
00:14:21: And then when I was on my way to the apartment, I received a
00:14:26: video with some additional
00:14:28: content that showed itself... Can we switch?
00:14:30: Yes almost!
00:14:30: So not one abandoned child bed but two abandoned ones.
00:14:33: The whole old clothes
00:14:35: collection
00:14:36: is great.
00:14:37: All kinds of children's games that were distributed in the apartment.
00:14:40: The family had lived there for exactly up to thirty minutes before, and I'm actually with my opinion two drivers broke down into an inner bed and was accordingly not perfectly equipped to take it all along somehow.
00:14:54: It was pretty much work but at last I said hey!
00:14:59: Actually super cool because right here is where i am.
00:15:05: There's definitely a need.
00:15:06: because you have so many people in your private
00:15:10: space.
00:15:10: And if they leave something like that, it's really a huge proof of trust... ...that they just have the confidence to say no we're getting into the plane now.
00:15:24: Andreas will be busy.
00:15:25: Yes and there are often people who didn't know me even a few weeks
00:15:29: ago.
00:15:29: But it is a matter of trust!
00:15:30: Yes one hundred percent yes
00:15:30: but I hope through my kind quickly A certain amount of money.
00:15:42: And I have to say, until now it's running really well.
00:15:51: That
00:15:52: can be very good for me.
00:15:55: Yes and i think that
00:15:58: is really
00:15:59: annoying if you know there someone who has the under control.
00:16:05: How many people do this?
00:16:07: There are topics about how we
00:16:09: talk here in the city often which get bigger every time they come up with something.
00:16:24: When you finally deal with them then suddenly the topic becomes very small.
00:16:32: It's not about asking questions, it is about the rest of my question.
00:16:38: How am I supposed to invest?
00:16:42: These are all topics that cause a lot of mental load and pressure on people.
00:16:48: I can imagine myself going away for some time with the apartment until this moment when there was no solution.
00:17:01: Is it heavy?
00:17:02: And what happens if someone gets drunk?
00:17:04: Yes, I think that on the one hand I have set up processes.
00:17:07: I've set up standard formulas which give a structure and make sure nothing falls down from the table.
00:17:16: There is an overview protocol to play with.
00:17:19: We have many overviews at some point where the suppliers are already gone.
00:17:27: who cares about everything that's done carefully?
00:17:30: Because these things come back when someone comes in.
00:17:32: Was it good, was not there?
00:17:33: And that's where I come from.
00:17:34: The other thing is of course the whole administrative explanation for insurance questions.
00:17:40: Explanation with the administration... Can my apartment be rented out at
00:17:46: all?
00:17:46: Can you rent out every apartment?
00:17:48: Actually yes!
00:17:49: So the administration really has to have a very good reason in order to do so.
00:17:56: But one can't afford any price.
00:17:58: You have to limit the maximum of about twenty percent over the net summit.
00:18:04: And then there will be things like housing, so housing is such a topic that it's also considered official.
00:18:13: How many people actually travel around with dogs?
00:18:19: And then temporarily come here too with dog?
00:18:23: Temporarily or just maybe... First of all, I want to look for a house and then let myself be fixed somewhere.
00:18:31: They come with a cat immediately.
00:18:32: And so...I have one object that was actually just before the signage where in the end it said the owner if no dog Okay, okay.
00:18:49: Somewhere through the mountains, that's going to be difficult.
00:18:52: Yes it will be difficult!
00:18:54: After a very short time I already have certain network effects.
00:19:01: When you live there is another apartment which becomes the same.
00:19:05: Of course yes It's amazing
00:19:06: how quickly these networks are set up.
00:19:18: That's what I
00:19:19: underestimated.
00:19:19: Okay because of such a trust business When I'm satisfied with the
00:19:27: way you rent my
00:19:31: apartment, it's pretty
00:19:34: likely that in my friend's circle.
00:19:47: And probably calling you is relatively high.
00:19:50: We hope so!
00:19:51: Yes... I
00:19:51: am convinced of this.
00:19:56: It happens a lot when something is organized out of uncertainty and unclearness.
00:20:04: And if someone supports then there will be freedom
00:20:08: at home.
00:20:08: Yes, definitely.
00:20:09: And often I am also the direct spokesperson for the administration or the owner that then the communication itself has no longer been thought through by the employees.
00:20:20: We are so the
00:20:21: myths you said maybe people who come to Switzerland and first of all a basis because we know it's not easy.
00:20:29: So I would say this is the standard case and
00:20:34: also in most cases.
00:20:35: There are a lot of people who come here for one year, fix it once again and then go out again.
00:20:46: This classic expat contract doesn't even exist that often anymore.
00:20:50: so you have more people coming into the business first place where you can leave yourself and look for something there.
00:21:01: That means the renters don't necessarily search what is fixed in a year, but maybe first of all what we need.
00:21:06: three months with the possibility to extend the toilet.
00:21:11: And also here brings Smart Departments an advantage because the apartment that's one-year-long free, they might have two or three times to be rented
00:21:19: at this time.
00:21:20: Oh yes right I didn't even think about it.
00:21:24: yet You don't have to find someone who rents the entire time frame, you just
00:21:27: need more people.
00:21:28: That's right!
00:21:29: These are some of them and one market that I've seen for the first time when I was a little girl... People who make money.
00:21:38: and really build a big style of construction.
00:21:40: And then for a few months you have to move out from your own house, from your home and need something at that time.
00:21:45: That's even more difficult because with others one should stay in the same community as possible.
00:21:54: But this is a market where I didn't actually have anything on my screen and there isn't much to be underestimated.
00:22:03: Yes it's true.
00:22:03: Yes, because you can renovate a room while living in it.
00:22:08: But to replace the complete floor heating while living inside yourself
00:22:15: with two children
00:22:16: is difficult.
00:22:16: It will be adventurous!
00:22:17: At least adventurous!
00:22:20: I would rather make things more difficult.
00:22:25: What do people have for wishes?
00:22:27: Do they come and say... I really want to be a designer furniture, or how specific are the ideas about
00:22:40: living there?
00:22:41: That's extremely different.
00:22:43: Of course people only sign up for those apartments that fit some dimensions but there is already quite a difference.
00:22:57: I think bed is an issue where it really makes a big difference whether it's one forty-one sixty or one eighty centimetre.
00:23:04: And right now I'm going to the apartment, there's a one-fourth bed and then I have to bring in an eighteenth bed.
00:23:10: Yes!
00:23:10: I will do that.
00:23:11: I like doing it.
00:23:13: So this is an important point.
00:23:16: Möbel... This is extremely personal taste.
00:23:19: From myself ... I look at Airbnb for a week.
00:23:23: if some statements are made about whether or not the apartment has a charm.
00:23:26: There really exist people who They put value on it.
00:23:31: There are people who simply don't need a bed, they just need a shower and that's all.
00:23:35: It
00:23:35: is only possible to go over what will be very long-term.
00:23:41: I have many customers saying yes for one year in Switzerland... ...and after two years there may still be another year and then ten more years.
00:23:53: And well actually I think i'll stay.
00:23:57: It's also such a rolling process so you can develop something like this.
00:24:02: There can really be a bonus for rent, because there are several apartments that I currently have in my portfolio where the landlord says he's not sure if it will go back to the apartment.
00:24:17: Oh okay!
00:24:18: The vice
00:24:18: versa?
00:24:19: Yes and this is possible with an apartment on market for renters.
00:24:25: That's right of course which would generate a huge demand on the market if they were marketed like that.
00:24:33: But of course, they already live there and are very supportive in the market.
00:24:39: Yes
00:24:40: it is true!
00:24:41: I think many cases where you probably haven't thought about what you're seeing now... ...where real people fill your sewage model with living life?
00:24:59: In Airbnb, it's different in many ways.
00:25:01: Is there anything else where you say that the part is really special?
00:25:09: I think on one
00:25:10: hand we have talked about personal notes and this is a very personal opportunity.
00:25:15: The second thing to do now are my dirty hands.
00:25:21: And where does the child
00:25:22: go to bed?
00:25:23: For
00:25:23: example?
00:25:24: Yes!
00:25:25: I also cleaned myself.
00:25:27: Yes, let's clean the wall.
00:25:31: So I really see that everything is in order at a time when the thermometer is on and I really like to put my gloves between me and bring something into order .
00:25:44: I was also kept for the household because of how I went through the apartment or by the building.
00:25:50: And what makes SmartyPart unique is the pragmatism and flexibility.
00:26:14: Ja Dinge wo viele vor allem die grössten Portale sagen not my business.
00:26:51: Plus a certain reality check, in general.
00:26:55: When you know the apartment market from the unmobiliated and unobfested apartments... ...you think that an unobligatory apartment is like a warm sable.
00:27:05: That's not even the case at all!
00:27:07: So it really was quite illiquid this time around And I believe there are many people coming to the world who want to put half-hearted photos into their text
00:27:20: A week ago.
00:27:21: I think
00:27:22: it's a very emotional topic.
00:27:24: And there are many practical... the points that just have to be clarified.
00:27:28: And it doesn't help
00:27:32: only one thing or other.
00:27:35: The best contract does not help.
00:27:43: if you feel bad about
00:27:46: yourself, I hope for all your
00:27:48: customers to feel good.
00:27:51: If i take something with me from the beginning
00:27:59: then
00:28:02: is going away is actually easy but really go away requires a lot of clarity.
00:28:06: and Andreas thank you very much for your insights For your stories, for your peace and order... I think you are looking at this human chaos that is currently developing in such stressful situations to eliminate or bring order.
00:28:34: And all those who hear us and plan on going abroad for a night or renovating them and asking themselves what happened with their apartment?
00:28:43: You don't have to do it alone!
00:28:45: Decide and do.
00:28:46: You don't even have to be lucky with half a dozen pictures, make all the infos on smartdipart And of course also on taxom and today's episode is as always in the show notes.
00:29:03: It's like so often
00:29:07: at this point.
00:29:08: it's exactly
00:29:09: the topics that we write up and don't care about those who then give us the biggest peace later.
00:29:14: Thank you Andreas!
00:29:15: Thank you.
00:29:16: Cheers Andreas!
